West Palm Beach Currie Park Land Assemblage

CapasGroup Realty Advisors announces the $1.51 million sale of 0.865 acres along Ponce De Leon Avenue in the heart of the West Palm Beach Currie Park redevelopment district. The sale price equates to approximately $40 per square foot. CapasGroup principal Brad Capas has now sold six sites in the Currie Park submarket, and seven sites in the North End market since 2012.

The assemblage was comprised of two, separately-owned properties containing 0.29 and 0.567 acres.  The combined property has 290 feet of frontage along Ponce De Leon Avenue. Recognizing that the marketability of the individual properties to developers would be limited due to their small size, Capas persuaded both owners to allow him to market them together, as an assemblage opportunity.  The strategy was successful, generating considerable developer interest and ultimately resulting in the sale of both properties to a private investor who has substantial real estate holdings in the market.
